Once we have found suitable tenants one of our Property Managers will carry out extensive referencing involving interviewing the prospective tenant as well as the usual employment references and credit checks. Our Inventory Clerk will prepare a professional inventory and we will draw up our own extensive tenancy document. We will negotiate a date for the tenant to move in, collect their first months rent and supply them with a set of keys. We will inform the local council and the water boards of the date of occupation of the tenant. All documents will be passed to you and we will supply your tenant with your contact details and a Standing Order mandate for rental payments. At the end of the tenancy we will accompany you to check the inventory and help you decide on deductions for damage or cleaning to prepare the property for the next let. We will negotiate with the tenant on your behalf over damages and instruct contractors to carry out repairs if you would like us to. The Principal Letting Service will cover you for extensive legal costs, if you should need to re possess your property. We will be happy to discuss this cover with you.
