Today’s tenants demand a higher standard than ever before. It is important that your property is thoroughly cleaned and in good decorative in order to achieve a good market rent and attract a good tenant. We will advise you on any work we feel is necessary before we put your property on the market. Once your property is let we will visit regularly to check that the tenant is looking after things. We will also advise you on wear and tear and regular maintenance such as external decoration. We can provide you with digital photographs so you can decide when to carry out improvements such as replacement carpets. During the tenancy your tenant will contact us if they have a problem with the property. We can often resolve common queries in the office but if we assess the call as an emergency we will act immediately. We may feel it necessary to get professional advice. We have a team of local contractors who are qualified and insured and are known to us. We may ask one of these contractors to call and check the reported problem. If works are required we can often get a rough estimate over the phone. We will not normally get more than one estimate unless there is an insurance claim involved. In all cases we will act in your best interests keeping costs down as much as possible and acting as quickly as we can to ensure your tenant has the best possible care.
