Information for Prospective Tenants 1. Administration fee is £240 exclusive of VAT (£282) for 2 adults and £120 excluding VAT (£141) for a single applicant, or £130 + VAT (£152.75)per person for three or more applications. This fee is a contribution towards our administrative costs, credit referencing, and, where appropriate, the cost of drawing up the inventory and tenancy documents. The fee is non refundable if your application is unsuccessful for whatever reason. Payment may be made by credit or debit card, cheque with guarantee card or Banker's draft. Cash is not accepted. 2. Holding Deposit. Usually equivalent to one and a quarter months rent. At the time of payment this deposit is used to hold the property for you while references are checked. If you decide not to rent the property before you sign the tenancy agreement part or all of your deposit will be used to compensate the landlord. Calculations will be made based on the daily rent of the property held. Payment may be made by credit or debit card, cheque with guarantee card or Banker's draft. Cash is not accepted. All cheques must have cleared before the tenancy starts. 3. Security Deposit.- Once you have signed the tenancy agreement your deposit becomes a refundable security deposit to be returned following a satisfactory check of the property after the tenancy has ended. No deposit will be returned until we have proof that all utility bills have been paid. 4. Tenant's Block Content Insurance Scheme. You are required to carry adequate insurance for your own contents and cover for accidental damage to your Landlord's contents. You will be included on a Block policy at a variable discounted cost dependent on the cover you choose. The minimum cover we recommend is for £10000.00 worth of cover at a premium of £118.12 including IPT. 5. Rent.- Your first rental payment will be required in advance and must be paid in cleared funds either by credit or debit card or Banker's draft. Cash is not accepted. You will be required to set up one Standing Order for all future rental payments. 6. Restrictions.- Some rental properties have restrictions relating to smokers, pets and sharers. A further fee and additional security deposit may be required where appropriate. All applicants must be over 18 years old. If your Landlord will accept a domestic pet you will be asked to pay a non-refundable fee of £293.75 including VAT that will be used to fumigate and clean the carpets/furniture etc. at the end of the tenancy. 7. Inventory. A list of the contents and the condition of the property will be given to you when you collect the keys. You should check this document making comments where you feel there are discrepancies and return it to us within 3 days of the start of the agreement. You should note the meter readings on your inventory and inform the service providers of your occupancy. 8. Welcome pack. We will send you useful information that you should keep safe during your tenancy. The pack will contain a copy of your tenancy agreement and a copy of the Gas Safety Certificate (CP12) as well the name of your Property Manager to who you should direct any questions about the property or maintenance issues. You have a responsibility to report maintenance problems to Sandersons or your Landlord immediately. You should make sure you have a valid TV licence for your new address. 9. Early Termination of your tenancy. Your agreement does not contain a break clause but if you do need to vacate early we will attempt to negotiate with your Landlord and re-let the property wherever possible. You may be required to compensate the Landlord or Sandersons for the additional costs involved. You will be introduced to the Property Manager responsible for your Landlord's property. This person will communicate with you during the letting procedure and will answer any questions you may have. 10. Payment by credit card. Please note payments by credit card are subject to a 3% surcharge.Thank you for choosing Sandersons.
